What leaks in Tampa ductwork and why
Our attics run humid and brutally hot. Mastic skins over fast up there. Cheap foil tape lets go within a few summers. The adhesive cooks, the tape curls. The collar opens. That is the common failure, not torn duct.
Flex liner slipping off the collar hides well. The outer jacket stays taped and looks right. Squeeze the jacket near the takeoff. If it collapses soft, the core is gone. Pull the jacket back, band the inner core onto the bead, mastic over it, then re-seal the vapor jacket. Skipping the jacket step invites condensation inside the insulation.
Return leaks matter more than supply leaks here. Many South Tampa and Seminole Heights houses use a framed platform return under the air handler. Raw plywood and open stud bays stay exposed. Drywall edges go unsealed. That cavity pulls attic air past the filter. Fiberglass and dust follow it in. Bungalow closets and 1960s block-ranch hallways both do this.
Some ducts should not be sealed. Dirty or deteriorating duct board gets replaced, not coated. Sagging flex needs re-strapping and shortening first. Sealing a tight system without checking return capacity can starve the blower and freeze the coil. Ask whoever seals yours what they measured before and after.
