Air Duct Cleaning FAQ — Tampa, FL

Common questions from homeowners in Tampa and the surrounding area. If your question isn't here, call us and we'll give you a straight answer.

How often do Tampa homes actually need the ducts cleaned?

Three to five years covers most houses here. The window is tighter than it would be up north because of runtime: cooling season stretches roughly March through November, so your air handler is moving air eight or nine months a year. Add oak and pine pollen in spring, bahia through summer, ragweed in fall, and sandy soil that tracks in on everything, and the interior of the duct loads up faster. If someone in the house has asthma, or you just finished a remodel, go sooner.

Walk me through what happens when your crew shows up.

We look at the system first: air handler location, duct type, how many supplies and returns, condition of the flex. Then we hook a negative-air machine to the trunk line near the handler, seal off every register but the one being worked, and run rotating brushes and compressed-air whips through each branch so the debris travels into the vacuum instead of into your living room. Returns, the blower compartment, and the coil face get attention too, since that's where most of the buildup sits. We put the registers back, run the system, and show you what came out.

How much of my day does this take?

A one-system house with ten or twelve vents usually runs three to four hours. Two-story suburban homes on the north and east fringes often have two air handlers and two full duct trees, and those can go most of a day. Attic work in July slows things down because we rotate guys out of the heat. We'll give you a realistic time window when we see the setup, not a number designed to get us in the door.

Why does one house price out higher than the house next door?

Vent count is the biggest single factor, followed by how many systems feed the house. After that it's access. A handler in a garage or hall closet is straightforward; one buried in a vented attic behind blown insulation with a low roof pitch takes longer and takes more of us. Old 1950s-70s ranch builds sometimes have sheet metal trunks under the slab-era layout that need different tooling than 1990s insulated flex. We walk the house, tell you what we see, and you get the number in writing before a single brush goes in.

Are you going to move my furniture or leave dust everywhere?

We ask you to clear a path to the registers and the air handler; anything heavy, we'll slide it ourselves and put it back. Drop cloths go under every work point and the vacuum stays under negative pressure the whole time, which is the point of sealing the system before brushing. Shoe covers inside. If we pull a return grille in a 1920s bungalow and the plaster around it is fragile, we stop and tell you before we force anything.

My laundry room is hot and clothes take forever to dry. Is that a duct issue?

That's almost always the dryer vent, not the HVAC. Dryer symptoms are localized: long dry times, a hot room, lint around the door seal, the dryer shutting off on its own. HVAC symptoms show up house-wide: weak airflow at registers, uneven room temperatures, dust reappearing on surfaces days after you wipe. They're separate ducts doing separate jobs, and in Tampa homes the dryer run often dumps through a long attic path with a couple of elbows, which is exactly where lint packs in. We clean both, as separate line items.

What if you open things up and find mold?

We tell you, we photograph it, and we stop. With mid-70s dew points through summer and condensation forming anywhere cold metal meets humid air, growth on a coil, in a drain pan, or on the inside face of flex duct is common on the Gulf Coast. Surface growth on hard metal we can clean and treat. Saturated or deteriorating flex duct cannot be cleaned honestly. It gets replaced, and we'll say so rather than brush it and hand you a bill. Anything beyond our scope, you'll hear that too.

Do you put in a new filter at the end?

Yes. Running a freshly cleaned system through a loaded filter undoes part of the work, so we swap it as part of the job on standard sizes. Media cabinets and oversized filters on some Trane and Lennox setups aren't always something we carry, so we'll check the size when we arrive and tell you if we need you to grab one. We'll also point out whether the filter rack is leaking air around the edges, which is a common find on older Goodman and Rheem installs and a real source of attic dust in the supply.

Could someone get out here before the end of the day?

Often, yes. We hold slots open for same-day work because June through September the afternoon thunderstorm pattern reshuffles our schedule anyway. Call in the morning and your odds are better. If every truck is committed, we'll say so and book you for the next open window instead of giving you a four-hour arrival range we can't honor.

How far out from Tampa do your trucks run?

Tampa proper and most of Hillsborough County, including the older urban-core neighborhoods, the slab-on-grade ranch build-out through the middle of the county, and the newer two-story subdivisions on the north and east edges. We work on Carrier, Trane, Lennox, Goodman, Rheem, and American Standard equipment, which covers nearly everything installed around here. Coastal homes catching salt air off Tampa Bay get a closer look at the coil and the cabinet, since corrosion changes what we can safely do. Not sure if your address is in range? Ask.
